Hotel room blockage must be minimised. We phase FCU works room-by-room and coordinate with revenue management to minimise out-of-service inventory at any time.

How We Work

Step 01
Survey & Planning
Site survey to assess existing ACMV equipment condition, system configuration, and access constraints. We produce a detailed programme that coordinates with hotel room release schedules, event calendars, and low-occupancy periods.
Step 02
Phased Execution
Works are executed in managed phases — floor by floor for guestroom FCU replacement, section by section for plant replacement — so the hotel maintains revenue and guest comfort throughout. Method statements and risk assessments are provided before mobilisation.
Step 03
Room Restoration
Every guestroom is restored to show-ready standard before we leave — furniture repositioned, surfaces wiped, new FCU commissioned and tested, thermostat verified. Rooms are signed off by hotel engineering before being returned to revenue.
Step 04
Handover & Maintenance
At project completion, we provide as-built drawings, O&M manuals, warranties, and CP13 commissioning records. Ongoing maintenance contracts ensure the new ACMV system is properly serviced, with 24/7 emergency support in place from day one.

Yes. Our standard hotel FCU replacement approach is a floor-by-floor phased programme. We work closely with hotel revenue management to schedule works in out-of-service rooms, complete each room within a defined timeframe (typically one working day), and restore the room to show-ready condition before moving on. The hotel continues normal room sales throughout, with only a small controlled number of rooms blocked at any given time.
A full hotel chilled water plant replacement typically takes 3 to 6 months, depending on the number of chillers, equipment lead times, and the phasing strategy needed to maintain partial cooling during the works. Winsteam plans all plant replacement programmes to keep cooling available to critical areas — guestrooms, server rooms, and F&B outlets — throughout. We can arrange temporary chiller hire to reduce operational risk during the cutover period.
